AC coil cleaning is often forgotten about. Dirt on air conditioning coils is a serious maintenance problem in commercial or large buildings. Dirty coils reduce airflow, decrease efficiency, reduce HVAC capacity and are a major cause of compressor failure and indoor air pollution.

The Plant Room

The plant room and the air ducts are the heart and lungs of a building. What it breathes out, we are breathing in and it starts the breathing process through a set of filters. But even with the best filtered systems, over time air conditioning coil fins and tubes can become clogged with dust, fluff, lint, soil and other matter build-up.

Cleaning Frequency

The primary maintenance consideration for finned air cooling coils is cleanliness of the transfer surfaces in addition to reducing transfer efficiency. The frequency of cleaning will depend upon the cleanliness of the air flowing through the coil. It is therefore essential that coils are inspected at least every 12 months and then cleaned as necessary. If the coils are clean you should in most cases be able to shine a torch light through from one side to the other.

Condition Assessment Report

SafeAir offer a free site inspection and condition assessment report of the coil system. Our inspection will be to advise whether there is any rust around the coil casing, check for leaks on coil and report, advise of any leaks from valves/valve stems, inspect drip trays and drains to ensure free flow to waste and most of all – free air flow through the coil.

Prior to commencing cleaning procedures SafeAir technicians will ensure that all filter banks and fan housings are covered with PVC sheeting to ensure there is adequate protection in place to prevent any dust or moisture blow through off the coil into the air duct system.

Prior to our operators using a high pressure wash we commence cleaning coils thoroughly with a wet detergent. This is allowed to soak for a short period to enable dirt and build-up to be loosened. Our pressure wash is then switched to rinse thus removing all suspended dirt and grease. We use specially designed nozzles with at least a 15-degree spray angle to avoid any bending of fins. Wet vacuuming is also used.
